Before and after cleaning a long block-paved driveway

Paint car park surfaces for shops, offices, hotels and rentals

We restore the car parks of businesses on the Costa del Sol and around Málaga: the existing concrete, stamped concrete or block paving is cleaned, repaired, cut in and recoloured in two coats, section by section, so customers, guests and staff can still find somewhere to park.

Why restore a business car park instead of resurfacing it?

Because a restoration renews how the car park looks without closing it for a rebuild. Resurfacing means breaking out or overlaying the old surface, with heavy machinery, rubble and a long closure; recolouring keeps the existing base and works on the top layer only.

The car park is the first part of your premises a customer touches. A faded, oil-stained, cracked surface says something about the business before anyone reaches the door. A uniform, fresh colour says the opposite.

How do you keep the car park open while working?

We keep it open by dividing the car park into sections and restoring them one at a time. While one section is cleaned, repaired or coated, the others remain available, and each section reopens when the product data sheet allows traffic.

  1. We walk the car park with you, or study your photos, and mark entrances, exits and busy bays.
  2. We propose zones and an order that keeps a route in and out at all times.
  3. Work in each zone runs through cleaning, repairs, cut-in and two coats.
  4. Barriers and signs keep vehicles off fresh coatings.
  5. Zones reopen in sequence until the whole car park is done.

Work can be scheduled around your quieter days or hours, by agreement. Our guide to restoring a business car park with minimal downtime explains the planning in more detail.

Which businesses do you restore car parks for?

We restore car parks for businesses whose outdoor parking is concrete, stamped concrete or block paving, and is in sound condition underneath.

  • Restaurants, beach bars and cafés with their own parking
  • Shops, showrooms and small retail parks
  • Offices, clinics and professional practices
  • Hotels, aparthotels and holiday rental complexes
  • Golf, tennis and padel clubs with visitor parking

Large asphalt car parks, industrial yards and warehouse floors are outside our work. If your car park is asphalt, we are not the right contractor.

What happens to the parking lines?

The parking lines disappear under the new colour, and they are not repainted by us. We do not offer line marking, arrows or bay numbering, so a specialist line-marking company has to remark the car park afterwards.

Book the line-marking firm before we start. Photograph or plan the existing layout so it can be reproduced exactly, and ask us when the surface will be ready for marking per the product data sheet.

If you need line marking only, without a surface restoration, you need a different contractor altogether.

What surface problems can be fixed in a car park?

Fading, grime, oil drips, chalky colour, hairline cracks, small potholes, spalled patches, open joints and chipped kerb edges can all be dealt with as part of a restoration. These are the defects that make a car park look tired.

Sunken areas, wide or growing cracks, ponding water and broken-up sections need structural or civil works first. We do not carry out structural assessments. If your photos show this kind of damage, we tell you before quoting.

What about holiday rental complexes and aparthotels?

For rental complexes, timing matters more than anything. We plan the work between arrivals, in low season or across several short windows, so guests are not met by barriers on the day they check in.

The car park shows in listing photos and is what guests see from the taxi. Restoring it is one of the simplest ways to make a complex look better maintained. If the complex is a community of owners, see our communal garages and community car parks page as well.

What should you check before booking a car park restoration?

Check access, timing, exclusions and the documentation you will receive. Agree in writing which zones are closed when, who moves vehicles, what is not included and when the car park can be marked again.

Our blog post on the concerns owners have before booking lists the questions worth asking. For private driveways at the owner's home, see our driveway restoration service.

What do we need from you to prepare a quote?

We need photos, an approximate area and a picture of how the car park is used. A wide shot from each entrance, close-ups of cracks, stains and broken kerbs, and a rough measurement or a site plan are usually enough to start.

  • Opening days and hours, and the quietest periods of the week
  • Delivery routes, staff parking and any spaces that must never close
  • Who will be our contact on site and who approves the phasing
  • Whether the existing bay layout must be reproduced by a line-marking firm

With that information we can propose the zones, the order and a realistic plan before anyone signs anything.

How is the price of a car park restoration calculated?

The price is calculated per square metre and adjusted for the condition, the amount of repair, the edges and kerbs to cut in, and the phasing needed to keep the car park open. More phases usually mean more set-up and return visits.

See the orientative rate per square metre on our pricing site: price per m². Send photos and the approximate area through the contact page for a quote.

Frequently asked questions

Can you work outside opening hours?

We can discuss scheduling around your quieter periods, such as early starts or days when you are closed. What is possible depends on light, noise rules in the area, the weather and the curing times on the product data sheet. We agree the timetable with you before starting so there are no surprises for staff or customers.

Do you remark the parking bays after painting?

No. Line marking and bay numbering are not part of our service. Once the surface has cured according to the data sheet, a line-marking company should remark the car park. We recommend booking them before we start and documenting the existing layout so the bays can be reproduced exactly.

Can you restore an asphalt car park?

No. We restore concrete, stamped concrete and block-paved surfaces. Asphalt car parks need different materials and contractors. If part of your car park is concrete or paving and part is asphalt, we can restore the concrete or paved sections, and you will need another firm for the asphalt.

How do you stop customers driving onto wet paint?

Each working zone is closed with barriers and clear signs, and access routes are kept open around it. Staff are briefed so they can direct customers. We keep the zone closed until the product data sheet allows traffic, and we tell you when each zone can reopen.

Will the car park be slippery after painting?

Slip behaviour depends on the product, the texture of the surface and whether it is wet. Textured stamped concrete and block paving behave differently from smooth concrete. We check the product data sheet and discuss it with you before choosing the finish, especially where pedestrians cross the car park on their way in.

Can oil stains in the bays be removed?

Pressure cleaning removes surface grime and some of the staining. Deep, old oil soaked into concrete may not disappear fully and needs special preparation so the coating can bond. We assess the staining from your photos and on site and explain the realistic result before we begin.

Do we need a permit to restore our car park?

That depends on the municipality and the zone. In Málaga city, repairing or coating exterior slabs is generally a minor work under a declaración responsable, although protected areas can require a licence. For other towns we have not verified the procedure (to be verified), so check with your ayuntamiento before starting.

Can you work around our deliveries?

Yes, if we know about them in advance. Delivery routes and loading areas are planned as the last zones or kept open until a quiet window. Tell us the usual delivery days and times when you send your photos, and we will build them into the plan for the sections.

Is the work noisy or dusty?

Pressure cleaning makes noise and spray, and repairs involve some tool noise for limited periods. Painting with a roller and brush is quiet. There is no demolition, no breaking out and no rubble. We plan the noisier parts at times that suit your business where possible.

Do you invoice businesses with VAT?

Yes, our quotes and invoices show VAT separately, as Spanish law requires when prices are given. The rate that applies depends on the type of property and the conditions in the VAT law; for business premises the general rate normally applies. Your accountant can confirm the treatment for your company.
