Garage apron with faded, worn stamped concrete before the renovation (Marbella)

Garage floor painting in Málaga for villa garages and their aprons

We restore the concrete floor of residential garages and the apron in front of the door: the slab is cleaned, cracks and chips are repaired, the edges are cut in and two coats of synthetic resin paint give it one even colour again.

Why does a garage floor need restoring?

A garage floor needs restoring when it has become grey, dusty, stained and patchy, even though the concrete itself is still sound. Tyres carry in grit and water, cars drip oil and coolant, and bare concrete keeps shedding fine dust that ends up on everything stored in the garage.

The apron in front of the door has it worse. It sits in full sun, takes every turn of the wheel as you swing in and collects leaves and dirt against the door seal. That is usually where fading and cracking show first.

What does garage floor painting involve?

Garage floor painting involves preparing the slab properly before any colour goes on, because the finish is only as good as the surface beneath it. We clear the floor with you, pressure clean it, repair it, cut in the edges and roll on two coats.

  1. The garage is emptied of cars and anything stored on the floor.
  2. The slab and apron are pressure washed to lift grime and loose material.
  3. Cracks, chips, small holes and broken edges at the door threshold are repaired.
  4. Edges along walls, columns, shelving bases and the door frame are cut in by brush.
  5. Two coats of synthetic resin paint are applied over the whole floor.

Inside an enclosed garage, ventilation during application and drying follows the product data sheet. Waiting times before walking and before parking also come from the data sheet and the conditions on the day.

Which garage floors can be recoloured?

Concrete garage floors in villas and townhouses can be recoloured when the slab is solid and the damage is on the surface. Stamped concrete aprons and block-paved forecourts in front of the garage can be included in the same job.

  • Bare concrete slabs that are dusty, grey and stained
  • Previously painted floors where the old coat is worn or patchy, after any loose paint is removed
  • Stamped concrete aprons that have faded in the sun
  • Open garages and carport-style garages with one side open to the drive

We do not coat industrial warehouse floors, workshops with heavy machinery or interior living areas. If your garage has been converted into a gym, a games room or a living space, the floor is outside our scope.

Will hot tyres lift the new garage floor paint?

Tyre marks and lifting are the key questions about garage floors, and the answer depends on preparation, the product and how soon the car comes back. Hot tyres can soften and pull at a coating that is poorly bonded or not fully cured.

That is why we clean thoroughly, repair before painting and respect the curing time on the data sheet before the first car is parked. Our guide on tyre marks and peeling on garage floors explains the causes in more detail.

If an old coating is already peeling, the loose parts must come off before new paint goes on. Painting over flaking paint only buys a short reprieve.

Is it better to hire someone or paint a garage floor yourself?

Most of the outcome is decided by preparation: cleaning, crack repair and the condition of any old coating. Many self-painted floors peel early because the floor was not prepared well enough, not because the paint was wrong.

Our blog post DIY or professional garage floor painting weighs up the two options without turning into a how-to. We do not give step-by-step DIY instructions or product recommendations.

Can the garage floor and the driveway be done together?

Yes, and it often makes sense. Doing the driveway, the garage apron and the garage floor in one visit gives one continuous colour from the gate to the back wall of the garage, and only one period without parking.

On the Marbella villa we restored, the apron in front of the garage was recoloured together with the driveway and the carport, and the three areas now read as one surface.

Where do you paint garage floors?

We work from our office in Marbella across the province of Málaga: along the coast from Manilva to the Axarquía and inland in towns such as Coín, Ojén and Alhaurín el Grande. For garages in Mijas, Fuengirola, Benalmádena, Torremolinos or Nerja the process is the same.

Hillside villas, townhouses in urbanisations and village houses with a garage at street level all come with different access, and that shapes how we plan the cleaning water, the parking of your car and the drying time. We take it into account from the first photos.

Send photos of the floor, the door threshold and any stains, plus the rough size. We reply in English, and if you are abroad we arrange access with your key holder.

What affects the price of a garage floor?

The area, the condition of the slab, whether an old coating has to come off and how much cutting in there is around columns, shelving and doors all affect the price. Moving stored items out of the garage is also part of the planning.

Frequently asked questions

Can you paint a garage floor that has been painted before?

Yes, as long as the old coating is either well bonded or removed where it is loose. Peeling or flaking paint has to come off before a new coat is applied, otherwise the new layer fails with the old one. We look at the existing floor on your photos and tell you how much preparation it needs before we quote.

Will the paint hide oil stains on the garage floor?

Colour can cover discoloured areas, but oil that remains in the concrete can stop paint bonding properly. We clean the floor and assess the stained areas before painting. Deep, old oil patches may need more preparation, and in some cases they will not come out completely. We explain what to expect before we start.

Do I need to empty the garage completely?

The floor area being coated must be completely clear, including boxes, bikes, shelves standing on the floor and the car. Wall-mounted shelving can usually stay, and we cut in around it. If emptying everything at once is difficult, we can discuss doing the floor in parts, depending on the layout of the garage.

Is there a smell when painting inside a garage?

Paint application in an enclosed space needs ventilation, and the requirements depend on the specific product and its data sheet. We keep the garage door open and follow the data sheet during application and drying. If the garage connects directly to the house, let us know so we can plan the ventilation and the access.

Can you paint the garage floor of a townhouse in an urbanisation?

Yes. Private garages in townhouses are a common job. If the garage opens onto a shared access road or the urbanisation has rules about working hours or noise, we follow those rules. Where the floor belongs to a shared underground garage rather than a private unit, see our communal garage service instead.

Will a painted garage floor be easier to keep clean?

A sealed, painted floor sheds less dust than bare concrete and is generally easier to sweep and mop. Spills sit on top of the coating instead of soaking straight into the concrete, so wiping them up promptly helps. Follow the cleaning advice for the product used and avoid aggressive solvents unless the data sheet allows them.

Do you paint garage walls as well?

No. Our work is limited to the floors and outdoor surfaces that vehicles drive and park on. Walls, ceilings and doors are outside our service. We do cut in carefully along the bottom of the walls so the floor colour stops at a clean line, and any skirting stripe on the wall is left to a painter.

Can the garage floor have a different colour from the driveway?

Yes. Some owners prefer a lighter floor inside to brighten the garage and a darker tone outside where dirt shows more. Others want one colour throughout. We discuss the options with photos of the house and the garage, and agree the shades before we order the paint.

What if my garage floor has a large crack across it?

A single surface crack can usually be cleaned out and filled before painting. A crack that is wide, stepped, still growing or combined with sinking suggests movement in the slab or the ground. That needs assessment by a structural specialist, which we do not provide, before any cosmetic restoration makes sense.

Do you coat workshop or industrial unit floors?

No. We do not take on industrial warehouse or workshop floors, which have different loads, chemicals and specifications. Our garage work covers residential garages in villas, townhouses and small properties, plus the aprons and driveways outside them. For a business car park outdoors, our car park service is the relevant page.
