Stamped concrete driveway with the cracks filled before recolouring (Marbella)

Driveway restoration guide: from faded entrance to finished colour

A driveway restoration renews the surface of an existing concrete, stamped concrete or block-paved driveway through cleaning, repair and two coats of synthetic resin paint, without breaking anything out. This guide walks through the decisions and the stages so you know what you are buying before you ask for a quote.

Is your driveway a candidate for restoration?

Your driveway is a candidate if its problems sit on the surface and the base underneath is stable. Look at it on a dry day and again after rain or irrigation: what you see tells you most of what you need to know.

What you seeWhat it usually meansRestoration?
Pale, chalky or patchy colourPigment and old sealer worn by sun and trafficYes
Dark tyre lanes and oil spotsSurface contamination where cars stand and turnYes, after cleaning
Fine hairline cracksShrinkage or surface movementYes, filled first
Small potholes and flaking patchesLocal loss of the top layerYes, repaired first
Wide cracks that keep growingPossible movement in the slab or groundSpecialist opinion first
Sunken areas holding waterSettlement of the baseNo, not with paint

If most of your answers fall in the first four rows, a restoration is likely to give you a good result. If the last two describe your driveway, the cause has to be tackled first.

Why does preparation matter more than the paint?

Preparation matters more because a coating can only hold on to what is beneath it. Paint laid over dirt, moss, loose particles, oil or flaking old coatings bonds to those, not to the concrete, and lifts with them.

Professional preparation on a driveway means pressure cleaning the whole area, letting it dry, opening up and filling cracks, repairing holes and spalled patches, rebuilding chipped edges and removing any old coating that is no longer well attached. Only then does colour make sense.

A good rule when comparing quotes: ask each contractor to describe the preparation in detail. A quote that is mostly about paint and barely mentions cleaning and repair is a warning sign.

What happens on the day of a driveway restoration?

On the day, the work follows a fixed order, and every step depends on the one before. Skipping or rushing any of them shows in the finish.

Restoration process without building works01Photo & m²02Cleaning03Repairs04Edge cut-in052 colour coats06FinishedRestoration process without building works
  1. Cars, pots, furniture and anything else are cleared off the driveway.
  2. The surface is pressure cleaned, working towards the drainage points.
  3. Once dry, cracks, holes and edges are repaired.
  4. Walls, kerbs, gate tracks, steps and planters are cut in by brush, and masking is applied where needed.
  5. The first coat of synthetic resin paint is rolled over the open areas.
  6. The second coat follows once the first is ready according to the product data sheet.

Drying and curing times between coats and before traffic come from the data sheet and the weather. Heat, humidity and shade all change them, which is why a responsible contractor confirms them on the day rather than promising a fixed figure in advance.

Which surfaces behave differently?

Stamped concrete, plain concrete and block paving all take a restoration, but each behaves slightly differently.

  • Stamped concrete keeps its relief, because the roller follows the pattern. It is the most rewarding surface to restore: the pattern seems to reappear as the colour deepens.
  • Plain concrete becomes a single, clean tone. Repairs show less than on bare concrete because the whole slab ends up one colour.
  • Block paving needs firmly bedded blocks. Colour covers the blocks and goes into the joints, so the paving reads as a single, calmer surface.

If the driveway continues into a garage or under a carport, the same system can run straight through. See our pages on garage floor painting and carports and parking bays.

Do you need a permit to restore a driveway?

It depends on where the property is. In Málaga city, the planning department's list of works places minor works of low technical complexity that need no project under the declaración responsable regime, while some protected areas require a licence. The city's fee ordinance includes an item for exterior works in gardens, pool areas or common areas consisting only of repairing or coating slabs.

At regional level, Andalusia's Ley 7/2021 (LISTA) separates works that need a licence from those that can go through a declaración responsable. For Marbella, Estepona, Mijas, Fuengirola, Benalmádena and Torremolinos we have not verified the local procedure (to be verified).

Depending on the municipality and the zone, a declaración responsable or a licence may be needed. Confirm with your ayuntamiento before work starts.

What should you decide before booking?

Decide the colour, the timing and how access will work. These three choices shape the day more than anything the contractor brings.

  • Colour: look at the house, gate, walls and roof together, and favour tones that forgive tyre marks.
  • Timing: avoid rain forecasts, and for rentals, fit the work between guests.
  • Access: who moves the cars, who opens the gate, where the water comes from.
  • Scope: which areas are in and which are out, written down.

What does a restoration not do?

A restoration does not level a sunken driveway, stabilise ground, stop roots, fix failed drainage or replace broken-up concrete. It does not add parking lines either. It is a surface treatment, and its honesty lies in saying that clearly.

When those deeper problems exist, the order is simple: deal with the cause first, then think about colour.

Frequently asked questions

What is the difference between a driveway restoration and a driveway replacement?

A restoration keeps the existing driveway and renews its surface through cleaning, repair and recolouring. A replacement breaks out the old surface and builds a new one. Restoration is quieter, creates no demolition waste and keeps your levels and drainage as they are, but it cannot fix a failing base. Replacement can, at a much higher cost and disruption.

How do I know if my driveway cracks are structural?

Warning signs include cracks wider than a hairline that keep growing, cracks with one side higher than the other, cracks combined with sinking or ponding water, and slabs that rock. Fine, stable cracks are usually surface issues. If in doubt, ask a structural specialist; we do not carry out structural assessments ourselves.

Can a driveway restoration be done in winter?

Yes, provided the weather allows the surface to dry and the paint to cure according to its data sheet. Rain, low temperatures and high humidity can delay the work. On the Costa del Sol, many dry winter days are suitable, but we plan around the forecast and move dates if conditions are not right.

Does a restored driveway need resealing later?

Over time, the most trafficked parts, such as turning areas and the entrance, will show wear first. They can be cleaned and recoated without redoing the whole driveway. How soon that is needed depends on the product, traffic, sun and care, so look at the product data sheet rather than any general rule.

Will my driveway look exactly like new?

It will look renewed: one even colour, filled cracks and a clear pattern on stamped concrete. It will not look like a freshly built driveway in every detail. Repaired areas can show slight texture differences, and old dips or uneven joints stay where they are, because a restoration does not change the shape of the surface.

Can I choose a completely different colour?

Yes, the paint can change the colour as well as refresh it. Going from a light tone to a darker one is generally straightforward. Moving from dark to very light can need more care to get an even coverage. We discuss the options and their practical effects on dirt and tyre marks before choosing.

Is a restored driveway suitable for heavy vehicles?

Our work is designed for the cars and vans that normally use a villa driveway. If heavy delivery lorries, building plant or motorhomes use the surface regularly, tell us when you ask for a quote. The suitability of the coating for those loads depends on the product and its data sheet.

What happens if it rains just after painting?

Rain on a fresh coating can mark it or affect curing. That is why we watch the forecast and do not start coats when rain is expected within the window the data sheet requires. If an unexpected shower damages a fresh area, it is assessed and recoated once conditions allow.

Do I need to be present for the survey?

No. You can send photos and arrange access through a key holder or property manager. We can survey with that person present and send you photos and notes afterwards. What we need is safe access to the whole driveway and the areas around it.

Can a driveway restoration add value to a property?

It improves presentation, which matters in sales and rental photos and at viewings. Whether that translates into a higher price or faster sale depends on the property and the market. Treat it as a way to make the entrance match the rest of a well-kept home rather than as an investment with a certain payback.
